大埔怡雅苑A座中層2房戶 議價後以$270萬綠表價成交

美聯物業 - 林奕俊董事表示,受到公屋富戶政策的加租因素影響,加上樓價調整,吸引不少公屋富戶客在市場尋寶,其中居屋第二市場的銀碼吸引,故備受垂青。

林奕俊稱,該行剛協助公屋富戶客入市大埔居屋怡雅苑,促成的單位為A座中層01室,實用面積約401方呎,兩房間隔。據悉,原業主早前以$275萬叫價放售單位,並獲公屋富戶客鍾情,即睇即拍板,議價後以$270萬綠表價成交,實用呎價約$6,733。原業主於1993年以$48.1萬買入單位,持貨約32年,是次沽出帳面獲利約$221.9萬離場,單位期內升值約4.6倍。

林奕俊指出,受到公屋富戶政策上調租金的影響,刺激購買力釋放,部分細價物業備受這批人士垂青,並棄租入市,轉租為買。
