大埔怡雅苑A座中層2房戶議價後以$270萬綠表價成交

美聯物業 - 林奕俊董事表示，受到公屋富戶政策的加租因素影響，加上樓價調整，吸引不少公屋富戶客在市場尋寶，其中居屋第二市場的銀碼吸引，故備受垂青。

林奕俊稱，該行剛協助公屋富戶客入市大埔居屋怡雅苑，促成的單位為A座中層01室，實用面積約401方呎，兩房間隔。據悉，原業主早前以$275萬叫價放售單位，並獲公屋富戶客鍾情，即睇即拍板，議價後以$270萬綠表價成交，實用呎價約$6,733。原業主於1993年以$48.1萬買入單位，持貨約32年，是次沽出帳面獲利約$221.9萬離場，單位期內升值約4.6倍。

林奕俊指出，受到公屋富戶政策上調租金的影響，刺激購買力釋放，部分細價物業備受這批人士垂青，並棄租入市，轉租為買。
