中原地產 - 陳冠霖經理表示，利好消息帶動下，近期整體二手交投向好，大圍區本月至今暫錄約36宗成交，其中溱岸8號佔3宗，最新錄得3座高層B室，單位建築面積1224平方呎，實用面積934平方呎，3房連套房及工人套房間隔，叫價約$1,650萬，議價後以$1,565萬易手，實用面積平均呎價約$16,756。

據了解，新買家為同區換樓客，見樓價已大幅回落，近日決定轉租為買，見單位價錢合理，業主提供吸引議價空間，睇樓後決定購入上址自住。原業主於2012年以約$1,179萬購入單位，持貨約13年，是次轉手帳面獲利約$386萬離場，期內升值約32.7%。
