北角屈臣道維多利中心3座中層3房戶$788萬承接 升值近3倍

美聯物業北角柏景臺分行聯席區域經理曾有聰表示,北角維多利中心旺中帶靜,加上銀碼吸引,故獲用家垂青,一個534實呎戶獲上車客$788萬承接,樓價約低市價1成易手,2004年貨轉手升值近3倍。

曾有聰稱,成交的北角屈臣道維多利中心為3座中層C室,實用面積約為534呎,建築面積約為620呎,為3房間格,望樓景及少量海景,由於屋苑旺中帶靜,而且原業主減價,樓價低市價約1成,故獲上車用家垂青及以$788萬承接,折合實用呎價約為$14,757,建築呎價約為$12,710。

原業主於2004年以約$206萬購入上述物業,是次轉手帳面獲利約$582萬,物業升值約283%。
