加息潮洶湧 晉海上月連錄5宗蝕讓

在美國加息潮下,大屋苑業主持貨現弱態,近期連環錄得多宗蝕讓。有代理透露,日出康城半新盤晉海上月內五宗成交「全部蝕住走」,最新有2房以745萬元成交,賬面損92萬元,計及使費則實蝕逾130萬元。藍籌屋苑鰂魚涌太古城也有3房戶業主甫過SSD便劈價至1,540萬元易手,連同使費損手至少340萬元離場。

晉海II 2房減逾17%易手

中原地產黃仕斌透露,將軍澳樓價近月持續向下調整,其中日出康城晉海上月錄得5宗成交,但全部均屬蝕讓個案。新錄得的晉海II一宗交投為3B座高層C室,實用面積491平方呎,2房套房間隔,最初開價900萬元,現大幅減價155萬元或17.2%,以745萬元易手,折合呎價15,173元。

太古城單位蝕讓逾三球

美聯物業范浩軒表示,該行剛促成太古城銀星閣高層D室一個749實呎戶減價至1,540萬元易手,3年SSD禁售期後才轉手,賬面蝕讓約240萬元。原業主於2019年7月以約1,780萬元購入上述物業,近期叫價減至約1,590萬元始獲外區換樓用家垂青,議價後以1,540萬元成交,折合呎價約20,561元。是次轉手賬面蝕讓約240萬元,若連同使費則合共損手至少340萬元。
