恒基物業發展的大角咀亮賢居，定位為「第二代市區分層豪宅」，項目於2009年2月底開售，採用貼近市場的推盤策略。首批20伙單位呎價由最低4448元起，入場價為346.1萬元，平均每平方呎售價約5103元，首晚成功沽約70伙，達到首階段銷售目標。

項目開賣前，發展商曾赴廣州及深圳等內地大城市舉行路演，吸引大量內地買家查詢，其中一名廣州民企老闆計劃斥資近7000萬元，購入兩層合共8伙單位，作長線投資之用。

亮賢居前身為香港小輪員工宿舍，屬單幢式住宅，共提供348個單位，實用面積介乎483至3206平方呎。項目特色之一是採用展翅式設計，避免戶戶相望，提升私隱度。

最新成交單位為中層C室，2房間隔，實用面積555平方呎，原叫價780萬元，議價後以740萬元成交，呎價約13333元，較原業主2021年購入價低約16%。
