九龍樓王｜天鑽璽2.32億沽出創九龍一手呎價歷史新高呎價高達12.9萬！

新地（0016）旗下九龍站地標豪宅天璽，早已入伙多年，但發展商手上仍有零星貨尾。最新再錄一手成交，一伙四房大宅以近2.32億元連車位易手，呎價逾12.9萬元，刷新九龍一手住宅呎價紀錄，同時亦創下項目歷來新高。

91樓四房平台戶呎價12.9萬冠絕九龍

根據成交紀錄冊，最新成交單位為「天鑽璽」91樓C室，實用面積1,798平方呎，四房間隔，外連591平方呎平台，成交價約2.32億元，連同1個車位，折合實用呎價逾129,000元。是次成交不但打破九龍一手住宅呎價紀錄，更較屋苑過去高位大幅提升。

較2023年歷史高位再升逾27%

翻查資料，天璽於2023年曾錄得一宗呎價紀錄，當時一伙1,545平方呎三房天台戶以1.57億元成交，呎價達101,500元。今次新成交單位呎價較2023年紀錄高出約27%，反映豪宅市場頂級物業仍具承接力。

天璽自2007年入伙，樓齡約18年，惟新地至今仍持貨有餘，偶有貨尾單位釋出市場，吸引高端買家承接。
