美聯物業 - 吳偉文經理表示，二手市況趨增，準買家加快入市步伐。該行剛促成上水御皇庭450實呎戶以$475萬沽出，呎價約$10,555，原業主持貨12年，帳面升值$135萬。

成交單位為上水御皇庭2座低層C室，實用面積為450平方呎，屬2房間隔。據悉，單位早前以$480萬放售，買家為上車客，僅議價$5萬後以$475萬承接，實用呎價約$10,556。

資料顯示，原業主於2013年以約$340萬購入單位，持貨12年，轉手帳面賺$135萬。
