The violent clashes caused by the amendment crisis in the second half of last year caused Mong Kok district to become a severely affected area. Now the COVID-19 epidemic is raging around the world, and office rents in the region are suppressed. SHKP has put the rent of the 20th whole floor in block 2 of MOKO New Century Plaza in Mong Kok at sq ft intentional rent of HKD45 for more than a year. But it has not been leased. So, SHKP recently sharply cut the prices by 22% to HKD35.
MOKO New Century Plaza in Mong Kok consist of block 1 and 2. Market sources indicate that a foreign engineering company had rented the entire 20th floor of MOKO New Century Plaza previously, the lease of which ended early last year. SHKP has put rent for the intentional sq ft price of HKD45. Ho Shuk-Ching from Office Department of Centaline (Non-residential Properties), expresses that SHKP's latest intentional sq ft rent is about HKD35, leading a monthly lease of more than HKD700,000. The previous lease transaction in block 2 of MOKO New Century Plaza was in early March last year. It is a set unit on the 19th floor (high-rise), with the total area in about 3,062 sq ft, and the sq ft rent was about HKD45.
