虎年首拍南灣道官地今截標

南灣道住宅地皮（鄉郊建屋地段第 1203 號）今日截標，地皮位於極罕有的淺水灣豪宅地段，徒步兩三分鐘即可達沙灘及商場THE PULSE，享有完善方便的配套設施。

華坊諮詢評估有限公司資深董事梁沛泓表示，項目現時是一幅斜坡地，面積約21,173 方呎，規模不大，可建樓面面積約 19,055方呎，日後部分單位可坐享海景。地盤背後為長實新建的淺水灣道90號連排式洋房，每幢近 5 億，呎價達9萬元。

項目有兩幅更細小的豪宅地皮成交可作比較：淺水灣道92號於2020年3月以樓面地呎價7.3萬元由資本策略及泛海國際購入，將興建只有三伙的分層式住宅。

小型豪宅地皮呎價或達12萬

另外，長實的山頂甘道38屋地，面向港島南，市傳於去年10月以樓面呎價11.8萬元高價售出。是次項目投資金額不算高，發展商可考慮興建三至四幢洋房，預料落成後呎價可達12萬元或以上。
