祥益地產-黃慶德董事表示，日前分行促成一宗新屯門中心3座中層F室，實用面積455平方呎，2房。據悉，買家為區內客，一直頻頻物色心水單位，主要鍾情屋苑鄰近親戚住所，方便日後互相照應，而且單位附企理裝修以及座向好，加上政府把$400萬或以下物業，統一下調印花稅至$100後，原業主為加快出售，由放盤價425萬累減25萬，新買家有感單位符合心水，遂便決定以$400萬「即睇即買」上址作自住用途，實用面積平均呎價為$8,791，屬市價成交。
