屯門新屯門中心減價$15萬至$405萬易主

祥益地產-黃慶德董事表示，成交單位為屯門新屯門中心4座中層A室，實用面積501平方呎，2房，日前獲區內客垂青。由於單位正處於生約交吉期，買家雖未有視察單位內籠，但曾睇過相片，主要鍾情單位附設企理裝修，加上該區受惠屯赤隧道通車之餘，未來亦有南延綫，升值潛力優厚，而且原業主願意調整價格，減價$15萬，上述買家有感單位價格吸引，遂便決定以$405萬購入上址作自住或長線投資收租之用，實用面積平均呎價為$8,084。

黃氏續稱，該單位若作投資收租，現時市值租金大約為$1.25萬，租金回報率高達3.7厘。
