屯門新屯門中心減價$15萬至$405萬易主

祥益地產-黃慶德董事表示,成交單位為屯門新屯門中心4座中層A室,實用面積501平方呎,2房,日前獲區內客垂青。由於單位正處於生約交吉期,買家雖未有視察單位內籠,但曾睇過相片,主要鍾情單位附設企理裝修,加上該區受惠屯赤隧道通車之餘,未來亦有南延綫,升值潛力優厚,而且原業主願意調整價格,減價$15萬,上述買家有感單位價格吸引,遂便決定以$405萬購入上址作自住或長線投資收租之用,實用面積平均呎價為$8,084。

黃氏續稱,該單位若作投資收租,現時市值租金大約為$1.25萬,租金回報率高達3.7厘。
