祥益地產 - 區域董事黃慶德表示，近日屯門兆禧苑錄得一宗首置客買賣成交個案。原業主於2018年以約$462萬（自由市場價）購入單位，是次轉手帳面虧蝕約$147萬離場。

成交單位為A座中層1室，實用面積363平方呎。買家為區內分支家庭客，主要因屋苑鄰近家人住所，方便日後互相照應，加上單位內籠企理，收樓後可即時入住。業主早前減價$15萬，吸引新買家以$315萬（自由市場價）購入上址作自住用途，以實用面積計算，平均呎價為$8678。
