祥益地產-林家倫經理表示，日前分行促成一宗天水圍嘉湖山莊麗湖居1座低層E室，實用面積446平方呎，2房。租客為區內客，鍾情屋苑鄰近原住所，方便搬遷，而且單位企理實用及附部分傢電，加上業主減租$500，租客遂便決定以月租$1.1萬承租單位，實用面積平均呎租為$24.7。

林氏續稱，如以現時同類型單位的銀行估價約$342萬作計算，該單位的租金回報率高達3.9厘。
