大埔中心2房雙方議價後以$318萬獲承接

美聯物業-梁葦姮經理表示，成交單位為大埔中心3期21座高層F窒，實用面積約315平方呎，2房間隔，向東北望河景。據悉，原業主早前以$330萬放售單位，獲同區投資客洽購，因區內有全新盤開賣，導致二手細價樓受壓，故雙方議價後以$318萬承接，實用面積平均呎價約$10,095。

原業主於2018年以$459.8萬買入單位，持貨7年，是次沽出帳面虧損約$141.8萬或約30.8%。
