The Omicron variant virus appeared in Hong Kong at the end of last year, and began to break out in the community in January this year, resulting in a slowdown in the progress of private residential construction. Among them, "zero" construction began in January. According to the data released by the Buildings Department yesterday, in January this year, no private residential projects were started in Hong Kong (subject to the Buildings Department's receipt of the construction notice of the superstructure), which is the seventh month in the past 21 years that "zero start of construction" has been recorded. .

4,607 private houses were completed, the highest in 37 months

Also due to the epidemic, the completion time of many private houses was delayed, resulting in a surge in the completion of private houses in January this year. According to the Buildings Department, a total of 6 projects and 4,607 private residential units were completed in January, a sharp increase of 1.6 times compared with the 1,762 units in December last year, the highest in the past 37 months (about 3 years). Chen Haichao, director of the research department of Lijia Court Real Estate, said that this year, many large-scale high-profile projects will be able to obtain occupancy certificates. It is tentatively estimated that the number of completed units this year will increase to more than 20,000 units, challenging the 4-year high after 2018.

Liu Jiahui, chief analyst of Midland Property, pointed out that since the final completion volume of about 14,400 units last year was about 3,800 units less than the original forecast of 18,230 units, the completion of some units was postponed to this year, which led to a significant increase in the number of completions in the first month. Although the number of completions in the first month has risen sharply, it is believed that the number cannot be maintained at a high level, because some projects predicted to be completed this year may also be delayed until next year.

9 residential and commercial-residential development plans approved

In addition, the Buildings Department announced that it approved 9 building plans for residential and commercial-residential developments in January. Among them, the larger-scale residential project is the site of Lower Ko Po Village, Kam Tin, Yuen Long, Yuen Long. It is a high-rise residential building with a basement level and a total floor area of about 250,700 square feet. According to the previous plan, it is estimated that the project can supply 561 units. In addition, Henderson Tai Kok Tsui Ka Shan Street, Bowen Street, Man On Street and Tai Kok Tsui Road redevelopment project has been approved to build a 21-storey commercial and residential property on a 4-storey podium, with a residential and commercial floor space of about 73,911 and 14,463 respectively. square feet.
