The Henderson經受黑雨考驗

恒基地產旗下中環美利道商廈The Henderson將於年底落成,恒基地產租務部副總經理梁碧茜昨表示,項目寫字樓層出租率升至近50%,又指建築物採用四層玻璃幕牆設計,已考慮到打風等因素,近期的「黑雨」更是考驗物業的好時機,從已安裝玻璃的幕牆來看均無受損,亦無滲透,令租戶加強對建築物的信心。

租出近50% 瑞士愛彼租全層

The Henderson樓高36層,總樓面46.5萬方呎,其中寫字樓樓層佔25層。梁碧茜指,繼佳士德(租用6至9樓)及私募基金凱雷後,瑞士製錶品牌愛彼(Audemars Piguet)及國際畫廊亦已承租,其中愛彼租用一層共1.2萬方呎,令項目寫字樓層出租率升至近50%。

梁碧茜承認,全港寫字樓市場自2020年疫情以來需求變弱,空置率高,但今年初香港對外復常通關後,租客已見轉活。他們對新商廈感興趣,尤其是The Henderson擁有綠色建築及ESG理念,符合目前不少跨國企業的需求,因此對項目租務前景有信心。她指,The Henderson已簽訂的租約租金與目前中環甲級商廈呎租相若,但會因應租戶需要樓面及需求,制定不同租約。 ◆香港文匯報記者 梁悅琴
