屯門居屋悅湖山莊4座低層3房戶減價$12萬以$326萬成交

祥益地產高級區域經理黃慶德表示，分行錄得一宗悅湖山莊居二市場的買賣成交個案，原業主於1994年以約$85.8萬(居二市場價)購入上址，是次轉手帳面獲利約$240.2萬，升值逾兩倍。

黃氏稱，上述所錄成交單位為4座低層三房H室，實用面積592呎。據悉，新買家為區內客，一直留意市場走勢，直至成為白居二中籤者及收到准買證後，隨即加緊步伐物色心水單位，鍾情單位鄰近家人住所，方便照應，而且單位內籠附雅緻裝修，加上原業主即減$12萬的議幅，新買家遂便決定以$326萬(居二市場價)「即睇即買」上址作自住用途，單位以實用面積計算呎價為$5,507。
