大圍名城1期第5座中高層3房 劈價$100萬至$1,200萬成交

美聯物業沙田大圍分行聯席區域經理李衍輝表示,該行剛促成大圍名城一個3房連露臺單位成交,剛成交單位為大圍名城1期第5座中高層NB室,屬3房套房連露臺單位,實用面積785平方呎,建築面積1,030平方呎。據悉,原業主持有物業作爲投資收租,開價$1,300萬,由於項目受惠港鐵的交通優勢,加上環境清靜,單位位處高層,景觀開揚,並獲換樓客垂青,原業主亦願意劈價$100萬,以$1,200萬承接,折合實用呎價$15,287,折合建築呎價$11,650。

業主於2010年4月於以$729.1萬購入,持貨逾12年,賬面獲利$470.9萬,期内物業升值64.6%。
