杏花邨3房改2房$850萬獲承租

中原杏花邨第二分行分區營業經理鄭俊輝表示,分行促成成交單位為杏花邨20座高層8室,實用面積547平方呎,建築面積671平方呎,原則3房間隔,後改成2房間隔,坐享海景,原叫價$975萬,減至$850萬成交,實用面積平均呎價$15,539,由於此單位為屋苑極罕有的高層海景單位,極少放盤,銀行估價達$953萬,是次成交價較估價低$103萬。

中原鄭俊輝指,買家屬於用家,鍾情單位坐擁靚海景,見單位價錢吸引,即積極還價入市。原業主於2006年以$312萬元買入單位,持貨16年,帳面獲利$538萬,單位升值172%。
