沙田穗禾苑被上車客誠意打動減$22萬至$398萬成交

世紀21陽光物業區域經理陳世民表示，該行新近促成沙田穗禾苑詠昌閣(H座) 高層12室成交，單位實用面積457平方呎，2房間隔，座向北面，望山景。單位原開價$420萬，獲外區上車客洽購，減$22萬至$398萬成交，實用面積平均呎價$8,709。

陳世民指出，屋苑現時進行大廈維修需繳約$10萬，業主見新買家具誠意，包維修費用及隨即減至$398萬，新買家即場落訂促成交。原業主早於1998年2月以$143.8萬購入上址，持貨逾25年至今沽售，賬面獲利$372.2萬，單位期內升值2.8倍。
