屯門單日兩減價盤成交 兆隆苑$430萬沽 新圍苑$405萬沽 原業主帳面賺逾「3球」

美聯物業屯門瓏門分行(8)首席高級營業經理黃瑞麟表示,該行單日連錄兩宗交投。成交單位為屯門兆隆苑高層18室,實用面積443平方呎,建築面積約588平方呎,單位早前$430萬放售,及後獲區內客議價約7%以$400萬承接,折合實用呎價約$9,029,建築呎價約$6,803。原業主1991年4月以$33.85萬元購入單位,持貨21年,期內物業升值近11倍。

另一減價成交則為屯門新圍苑F座中低層2房8室,實用面積401平方呎,建築面積515平方呎。據了解,單位原開價$430萬,及後獲區內客議價$25萬,斥$405萬承接,折合實用呎價約$10,010,建築呎價約$7,864。原業主2011年以$124.5萬元購入單位,持貨11年,期內升值近2.3倍。
