According to the Town Planning Board document, the above-mentioned project is located in various lots in DD 105, Ngau Tam Mei, Yuen Long and adjacent to the government land. The land is also close to the Peak View Mansion, with a site area of 233,900 square feet, with a plot ratio of no more than 1.53 times development, of which government land occupies approximately 22,939 square feet.
The project will build 4 stratified residential buildings with a height of not more than 17 meters and 4 floors. The residential floor area involves 323,000 square feet and 1,076 units will be provided. The residential units are divided into three types, with an area of 179 square feet and 262 square feet respectively. And 358 square feet, it is expected to accommodate 2,676 people. As for the non-residential part, two buildings with a height of no more than three floors will be built, involving approximately 32,702 square feet, and the total floor area of the entire project is 355,700 square feet.

According to the floor plan provided by the Town Planning Board document, the 179-square-foot and 262-square-foot residential units are open-planned and consist of a lobby, an open kitchen and a bathroom. The lobby and kitchen area of the 179-square-foot unit is approximately 140 square feet and the bathroom area is approximately 140 square feet. About 18.5 square feet, the bathroom width is only 80 cm, which is only enough for one person to pass. The bathroom area of the 262 square feet unit is similar, the difference is that the hall and kitchen are larger, about 217.7 square feet. The largest unit of 358 square feet is a one-bedroom design, with a separate bedroom, bathroom and open kitchen, and the space is also relatively spacious.
The applicant pointed out that the development plan aims to help tenants and families in unsuitable residences in the short term in response to the policy measures to increase transitional housing in the 2018 policy address. The project will be constructed using the "assembly and synthesis" construction method, which can reduce the required construction time and implement a sustainable built environment. It is expected to be completed in 2023 and occupied by 2024 or before. The initial plan is to operate for 6 to 2027.

According to information from the Transport and Housing Bureau, the land is located on Xintan Road near Gaoxing Road, which is similar to the above-mentioned application for land rezoning. The project will be operated by the Christian Hong Kong Lutheran Church, with an estimated operating period of 5 years. It is reported that the above application to the Town Planning Board for rezoning as a private housing development project, New World will first develop transitional housing here.
