北部都會區刺激 新界兩區CCL造好

本港樓市繼續在高位反覆,中原城市領先指數CCL最新報186.51點,按周跌0.34%。不過,10月6日特首新一份施政報告提出開發「北部都會區」,有利新界區發展,帶動新界兩區CCL Mass齊升。

特首在施政報告中提出「北部都會區」建設藍圖,措施有利新界樓市,據中原地產研究部昨公布,本周新界兩區樓價齊升,新界西CCL Mass報177.67點,按周升1.17%,連升2周共2.27%,繼續高位企穩。新界東CCL Mass報201.06點,按周升0.28%,企穩200點水平。

九龍連跌6周

反觀港九市區樓價則回軟。港島CCL Mass報188.05點,按周跌1.95%,連跌2周共5.19%。九龍CCL Mass報183.27點,按周跌0.86%,連跌6周共3.51%。

中原地產研究部高級聯席董事黃良昇指出,美國宣布快將縮減買債後,CCL四大整體指數結束10周於歷史高位爭持,齊回軟2周,CCL累跌1.28%,CCL Mass累跌1.68%,CCL(中小型單位)累跌1.37%,CCL(大型單位)累跌0.76%。樓價破頂後窄幅回軟,展望CCL回軟後很快找到支持,並於高位反覆徘徊。
