美聯儲「收水」預期升溫 CCL回軟

債,本港樓價出現短暫回軟,不過剛性需求仍支持新界西中細價單位。反映二手樓價的中原城市領先指數CCL報187.15點,按周跌0.94%。七大CCL指數回軟,唯有新界西樓價指數逆市企穩。中原分析指,施政報告發展「北部都會區」利好新界西北樓市,預期新界西樓價指數繼續企穩,而CCL亦將於高位爭持。

新界西指數一枝獨秀

中原地產研究部高級聯席董事黃良昇指出,本周CCL八大指數中,唯獨新界西樓價逆市企穩。新界西樓價指數最新報175.62點,按周升1.09%,指數3周前創歷史新高後於高位反覆企穩。施政報告發展「北部都會區」,明顯利好新界西北樓市,預期新界西樓價指數繼續高位企穩。

黃良昇提到,本周其他三區樓價回軟。新界東樓價指數報200.51點,按周跌2.17%,跌幅48周以來最大。港島樓價指數報191.79點,按周跌3.30%,跌幅26周以來最大。九龍樓價指數報184.85點,按周跌0.69%,連跌5周共2.68%。

中原表示,CCL報187.15點,按周跌0.94%。大型屋苑領先指數CCL Mass報189.80點,按周跌1.22%。CCL(中小型單位)報187.67點,按周跌1.01%。CCL(大型單位)報184.42點,按周跌0.58%。

市場預期美國快將開始縮減買債,CCL四大整體指數齊回軟3周,CCL累跌1.78%,CCL Mass累跌1.83%,CCL(中小型單位)累跌1.65%,CCL(大型單位)累跌2.49%。10月底公布的CCL才開始反映施政報告對樓價的影響,展望CCL將於高位繼續爭持。
