新界東屋苑租金跑贏大市

住宅供應緊張,入市難只能租樓住,拉升租金。中原地產研究部昨日指出,中原城市租金指數CRI連升4個月共2.6%,確認租金見底回升。當中,新界東呎租升幅最為顯著,4個月累升4.9%。至於九龍、港島及新界西則分別累升3.1%、2.4%及1.7%。

近4個月名城累升10.2%

在新界東,大圍名城呎租最新報31.8元,4個月累升達10.2%,升勢顯著。二線屋苑同樣突出,集中來自北區,上水中心累升7.1% (呎租32.9元)、粉嶺中心累升5.8% (呎租29.2元)、花都廣場累升5.5% (呎租28.6元)。 至於新界西屋苑呎租升幅相對較溫和。近4個月計,大興花園呎租累升3.2% (呎租25.3元)、嘉湖山莊累升2.0% (呎租23.4元)、采葉庭累升1.3% (呎租26.3元)及盈翠半島累升0.5% (呎租35.6元)。

市區方面,九龍部分二線屋苑率先跑出,淘大花園近4個月累升6.8% (呎租37.2元)、港景峰累升4.8% (呎租44.4元)、港灣豪庭累升4.0% (呎租40.3元)。

對岸港島,港島東呎租升幅較大,近4個月計,城市花園呎租累升6.2% (呎租37元)、太古城累升5.1% (呎租38.3元)。相反,海怡半島僅升1.0% (呎租36.4元)。
