工廈首五月售價跑贏租金

本港新冠肺炎疫情最近多日「清零」,加上疫苗接種計劃持續進行,工廈售價表現在今年首五個月繼續穩定上揚。美聯工商舖資料研究部資料顯示,今年首五個月工廈整體售價走勢累升3.3%,跑贏租金的累跌2.5%。本港疫情暫見穩定,相信工廈租售價將可繼續造好,若稍後落實通關,租售價可望重回正軌。

反映指標工廈走勢的美聯工商物業售價指數(MII)連升五個月,5月最新報329.4點,按月升1.2%,首五個月累升3.3%。至於美聯工商物業租金指數(MIRI)首五個月則累跌2.5%,5月報163.5點,按月跌0.6%。

首五月租金累挫2.5%

首五個月工廈呎價共有七區錄得累積升幅,以荃灣區升幅最顯著,累升4.8%,按月升2.2%。其次為累升4.4%的屯門,按月升2.4%。有兩區錄得累積跌幅,紅磡/土瓜灣跌幅最明顯,累跌3.8%,按月跌2.4%。長沙灣區頭五個月表現持平,按月跌0.1%。

租金方面,共有六區錄得累積升幅,葵涌表現最佳,首五個月累升5.6%,按月升0.2%;其次為累升4.2%的沙田(包括火炭/石門),按月升1.5%。另外四區均錄累積跌幅,當中表現最差的是紅磡/土瓜灣,首五個月累跌2.9%,按月跌2.2%。
