疫情反撲 中原兩日4屋苑吞蛋

熱潮不減,二手市場卻備受冷落,全因業主和買家在睇樓時更加小心翼翼。四大代理昨日的成交數據顯示,十大屋苑於剛過去的周末日,成交量分別錄得5至13宗,按周均未有升幅,多個屋苑錄零成交。

中原亞太區副主席兼住宅部總裁陳永傑表示,第四波疫情爆發,市民減少外出活動,剛過去的周末日二手睇樓量及成交減少屬預期之內,加上新盤市場持續暢旺,訂價具競爭力,吸走不少購買力,減慢二手成交。該行剛過去的周末日成交量回落至單位數,兩天錄得9宗成交,按周減少5宗或36%,零成交屋苑增加至4個。

不過市場需求仍難以影響整體氛圍。美聯住宅部行政總裁布少明認為,本地置業剛需強勁,且低息環境持續利好本港樓市發展,相信部分新盤向隅客回流,買家亦重投二手市場尋寶。美聯剛過去周末日十大屋苑合共錄得13宗買賣成交,按周持平,亦為連續16周維持雙位數水平。

疫情對樓市影響料短暫

利嘉閣地產總裁廖偉強料,二手市場的整體交投速度將繼續放緩。利嘉閣過去兩日錄得11宗二手個案,按周回落7宗或約39%。惟香港置業行政總裁李志成相信,疫情對樓市影響會非常短暫,在一手依然熱銷下,只要疫情再次緩和,將帶動樓市穩中向好。港置剛過去兩日錄得6宗成交,按周急跌逾45%,創5周新低。
