二手樓價重拾升軌 後市仍未樂觀

新盤近月大賣,帶動二手樓市交投也更趨活躍,但企業大裁員對樓市影響尚未反映,二手樓價前景未許樂觀。中原地產研究部高級聯席董事黃良昇指出,中秋長假後,大型屋苑及中小型單位樓價明顯向上。CCL Mass及 CCL(中小型單位)齊升3周,相隔22周再度出現,分別累升1.33%及1.24%。CCL Mass報181.66點,結束連續9周於180點窄幅爭持,創10周新高。CCL(中小型單位)報178.84點,同樣結束9周於177點水平爭持的局面,兼創10周新高。樓價成功擺脫低位,兼且重拾升軌。展望樓價穩步緩升,偶有反覆。

豪宅樓價波動 CCL升跌互現

中原城市領先指數CCL報177.66點,按周上升0.46%。由於豪宅樓價波幅擴大,指數於170點到175點之間反覆,近4周持續一升一跌。CCL明顯受到豪宅樓價波動拖累,同樣近4周持續一升一跌,於176點至177點之間反覆。九龍、新界東及新界西樓價指數齊升3周,相隔83周再現,上次出現是2019年3月。新界東CCL Mass最新報193.07點,創15周新高,按周升0.56%,連升4周共2.48%。顯示大圍新盤推售,刺激新界東樓價上升。新界西CCL Mass報166.50點,按周升1.41%,連升3周共1.92%。

九龍CCL Mass報175.72點,創7周新高,按周升0.22%,連升3周共1.83%。港島CCL Mass報186.03點,按周回軟0.07%,連續4周走勢一升一跌。
