■中原地產亞太區副主席兼住宅部總裁陳永傑:大圍站新盤開價克制,搶去大量二手客源,特別是中價物業。市場上二手筍盤消化得七七八八,業主收窄減價幅度,買家則期望有更大議價空間,買賣雙方持續拉鋸,二手成交量放緩。

■美聯物業住宅部行政總裁布少明:本周三將發布的施政報告,料主力着墨於經濟及防疫方面,預期在新盤氣氛熾熱帶動下,購買力持續釋放,若果疫情受控,物業交投表現看俏。

■利嘉閣地產總裁廖偉強:上周本地疫情趨升,部分二手買家及業主有所擔憂,而影響睇樓量,整體交投速度因而減慢。此外,現時二手業主叫價較早前硬淨,議價空間收窄,買賣雙方拉鋸時間增加,樓市交投減慢。

■港置行政總裁李志成:大圍新盤「柏傲莊I」率先開價搶攻,新一期居屋接獲逾23萬宗申請,攤分了部分二手客源。市場預期施政報告對樓市着墨有限,相信二手私樓市場在新盤及資助房屋市場夾擊下,短暫表現相對失色。
