傳美放售壽臣山屋地市值逾70億

消對香港特殊待遇之際，消息指，美國政府持有72年位於港島南區壽臣山壽山村道37號洋房屋地，近日正低調地以售後租回形式放售，上址為美國駐港總領事館宿舍，項目市值逾70億元。

據悉，項目地盤面積94,796方呎，現時樓面為4.74萬方呎，物業將以「現狀」及以售後租回形式出售。新買家可透過補地價而盡用地積比率0.75倍，即最高可建樓面達至7.1萬方呎。綜合測量師估計，項目估值約32億至71億元，預計每方呎樓面地價約4.5萬至10萬元。

土地註冊處資料顯示，地皮持有人為THE UNITED STATES OF AMERICA，美國政府於1948年以31.525萬元購入上述地皮，地皮建有6幢洋房，一直作美國駐港總領事館員工宿舍。
