二手「疫」境逢生 CCL升幅7個月最大

復式的購買力充斥樓市,反映二手樓價的坊間指標中原城市領先指數CCL最新報177.54點,創12周新高,按周升0.91%,升幅近7個月最大。四區樓價齊升,當中港島樓價指數按周升1.75%領先各區。中原分析指,樓價尋底成功,累積上升力量,並確認樓價見底回升,樓市新一輪升浪正式開始。

升幅顯著 分析稱樓價見底

中原地產研究部高級聯席董事黃良昇指出,CCL今周升幅顯著,確認樓價見底回升。該行指,CCL擺脫連續9周於175點低位爭持,按周升0.91%,升幅為27周最大。復活長假後,部分買家率先入市,二手買賣開始上升,樓價尋底成功,累積上升力量。而過去的「五一」長假期,交投明顯急增,樓市新一輪升浪正式開始。

中原表示,大型屋苑領先指數CCL Mass報180.74點,創22周新高,按周升1.12%,成功擺脫連續9周於178點爭持的局面。CCL(中小型單位)報178.61點,創13周新高,按周升1.10%,成功擺脫連續9周於176點爭持的局面。CCL、CCL Mass及CCL(中小型單位)同樣連升2周,分別累升1.45%、1.75%及1.69%,兼同樣今周升幅顯著,齊創27周最大,樓市新一輪升浪正式展開。至於CCL(大型單位)報171.90點,按周跌0.14%。豪宅樓價連續12周於172點窄幅徘徊,仍然等待向上。
