長江製衣新蒲崗地申擴地積比

(記者 顏倫樂) 政府去年重啟活化工廈政策後,由於容許重建工廈放寬地積比率20%,不少工廈即時向城規會入紙申請。其中長江製衣就旗下新蒲崗大有街20至24號地皮,向城規會申請放寬地積比率,以重建1幢29層高非污染性工業大廈(包括3層地庫)。重建後之樓面約38.49萬方呎。

據了解,項目鄰近天虹大廈及昌泰工業大廈,地盤面積約2.58萬方呎,現時地積比率為12倍,長江製衣申請放寬20%。因應大綱圖中的註釋要求,亦提出將大樓由大有街退後3米而得到額外0.496倍准許地積比率。因此新方案中提出的地積比率為14.896倍。發展商認為項目能加速催化該區轉型為商貿區。
