四大CCL跌足4周 近一年首見

快,本周中原CCL最新報183.28點,按周跌0.91%,4周累跌2.71%,創21周新低,重返4月水平,較6月底高位190.48點回落3.8%。同時,CCL四大整體指數齊跌4周,是46周(即2018年10月)以來首見。中原地產研究部高級聯席董事黃良昇指出,樓價明顯加快向下調整,但樓市仍未算轉勢大跌,估計樓價重回年初水平,調整幅度約10%。

CCL近四周累跌2.71%

除CCL按周跌0.91%,創21周新低外。CCL Mass亦創22周新低,報184.58點,跌1.10%。CCL(中小型單位)報183.40點,創21周新低,按周跌1.00%。上述三大整體指數連跌4周下,CCL(大型單位)更連跌5周共1.96%,最新報182.64點,創20周新低,按周跌0.43%。

該行指,以近4周計,CCL、CCL_Mass,CCL(中小型單位)及CCL(大型單位)指數分別累跌2.71%、3.05%,2.88%及1.87%。對比去年中秋前後該四大指數齊跌5周,當時分別累跌1.55%、1.21%,1.33%及2.76%,今年中秋前樓價明顯加快向下調整,其中三個數近4周跌幅比去年5周跌幅為大。

港九市區跌勢跡象擴大

從分區來看,本周港九市區齊跌,跌勢有擴大跡象。港島CCL報189.15點,創12周新低,按周跌3.18%,跌幅14周最大。九龍CCL報181.18點,創22周新低,跌0.72%。

至於新界區方面,新界西CCL報166.14點,創21周新低,按周跌0.20%,連跌7周共3.90%,為39周以來首見。對比區內樓價前3周累跌2.71%,近4周累跌1.22%,跌幅顯著收窄。而新界東CCL報195.06點,按周升0.31%,連跌3周後輕微回升。

業主讓步減價刺激睇樓

二手樓減價幅度加大,帶動睇樓量回升。中原地產十大屋苑周末睇樓量連升3周,本周末錄得465組預約,較上周再升7.6%,創9周新高。美聯物業本周末15個指標二手屋苑預約睇樓量亦錄約443組,按同再升約5%,連升三周。
