粉嶺綠悠軒2座低層2房戶 開價$510萬減至$421萬獲承接

中原地產粉嶺中心分行首席分區營業經理張曼筠表示,樓價持續回調,不少業主亦面對現實,願提供較大議價空間,粉嶺聯和墟綠悠軒本月暫錄2宗成交,屋苑最新錄2座低層A室,2房間隔,單位實用面積433平方呎,建築面積619平方呎,開價約$510萬,議價後以$421萬獲承接,累減$89萬,實用面積平均呎價$9723,造價回到約17年水平。

中原張曼筠指,新買家為外區客,為照顧家入搬入粉嶺區,見單位間隔合用,加上業主提供合理議價空間,把握機會入市單位自住。據了解,原業主則於2016年以$350萬購入上址,持貨6年,是次沽出單位獲利約$71萬離場,單位期內升值約20.3%。
