沙田新城市廣場1座中層3房套 議價後以$1420萬易手 升值2.8倍

中原地產沙田第一城分行區域營業董事黎宗文表示,樓市整體觀望氣氛濃厚,二手交投放緩,沙田大圍區本月暫錄約6宗二手成交,其中沙田新城市廣場剛錄本月首宗成交,屋苑最新錄1座中層B室,單位建築面積1111平方呎,實用面積954平方呎,3房連套房及工人套房間隔,開價約$16,00萬,8月減至$1550萬,日前議價後以$1420萬易手,實用面積呎價$14,885。

據了解,新買家為用家,見屋苑交通方便,單位業主提供較大議價空間,即入市單位自住。原業主則於2003年以$375萬購入單位,持貨20年,現轉手賬面獲利約$1045萬離場,單位升值2.8倍。
