沙田廣場D座低層3房戶$765萬成交 累減約$193萬

中原地產沙田第一城分區營業經理侯惠良表示,不少買家期望新一份施政報告可為樓市帶來新轉機,入市氣氛有好轉,沙田廣場最新錄本月首宗成交,單位為D座低層03室,單位實用面積612平方呎,建築面積774平方呎,3房間隔,4月放盤時開價約$958萬,7月減至$880萬,日前議價後以$765萬易手,實用平均呎價$12,500,累減約$193萬。

據了解,新買家為換樓客,見單位間隔合用,即購入單位自用。原業主則於2010年以$448萬購入單位,持貨約13年,是次沽出單位賬面獲利約$317萬離場,單位升值約71%。
