沙田廣場B座中層3房套議價後以$1038萬易手

中原地產沙田第一城分行區域營業董事黎宗文表示,新一份財案宣佈寬減印花稅,大市持續向好,不少準買家加快步伐入市。沙田及大圍區本月暫錄約154宗二手成交,沙田廣場剛錄2月首宗成交,於新一份財案公布後分行即晚促成B座中層02室,單位實用面積722平方呎,建築面積904平方呎,3房連套房間隔,1月時叫價約$1168萬,日前議價後以$1038萬易手,實用面積呎價$14,377。

據了解,新買家為外區客,見印花稅寬減,樓市持續轉旺,怕遲買會貴,即把握機會入市單位自住。原業主則於2014年以$771萬購入單位,持貨9年,是次沽出單位賬面獲利約$267萬離場,單位期內升值約34.6%。
