沙田偉華中心2房議價後以$475萬易手 較銀行估價低約8%

中原地產沙田新城市分行副區域營業董事馮澤源表示,日前促成沙田偉華中心1座中層C室,單位實用面積308平方呎,建築面積417平方呎,2房間隔,放盤時叫價約$480萬,議價後以$475萬易手,實用面積平均呎價$15,422,較銀行估價低約8%。

中原馮澤源表示,新買家為上車客,見難得難上筍盤,亦是匙盤可到現場睇樓,即把握機會入市自用。據了解,原業主於2010年以$190萬入市上址,持貨約13年,是次沽出單位帳面獲利約$285萬離場,單位期內升值約1.5倍。
