美聯物業葵涌廣場市務經理陳偉健表示，該行剛促成葵芳新葵芳花園A座中層6室，實用面積約為408平方呎，建築面積約為519平方呎，裝修企理，向西南望市景，原開價約$698萬，由於屋苑位處港鐵上蓋，交通方便，而且為新鴻基地產發展，質素不俗，故獲區內上車客鍾情，睇樓數天即拍板執筍盤，與業主議價後累減約$60萬，終以$638萬成交，實用面積平均呎價約為$15,637，建築面積平均呎價約為$12,293。

據了解，原業主於2018年2月以約$613.8萬購入上述物業，是次轉手帳面獲利約$24.2萬，物業升值約4%
