屯門盈豐園2座高層3房戶 減租$1800至月租$1.22萬

祥益地產高級分行經理黃文樂表示,日前分行促成一宗屯門盈豐園的租賃成交個案,該單位之租金回報率達2.7厘。

黃氏稱,上述所錄成交單位為2座高層D室,實用面積513呎,三房一廳。據悉,租客為區內大家庭客,由於原住所為兩房戶,有感空間不足,所以有意出售及物色周邊租盤租住,主要鍾情上述單位與家人屬「樓上樓下」,可以互相照應,而且單位為三房戶,內附企理裝修及大部份傢電,不用大量添置即可入住,加上業主見租客極具誠意及家庭客,願意減租$1800及可享長達2個月免租期,租客遂便決定以月租$1.22萬租入上址,以實用面積計算呎租$23.8。

黃氏續稱,如以同類型單位銀行估價約$541萬作計算,該單位的租金回報率達2.7厘。
