屯門時代廣場E座中層戶 月租$9,000 租金回報率達2.7厘

祥益地產區域董事袁思賢表示,屯門時代廣場屬於屯門地標之一,鄰近設置有鐵路站和巴士總站,交通四通八達外,亦有足夠的綠化地帶。日前分行促成一宗時代廣場的租賃成交個案,該單位之租金回報率達2.7厘。

袁氏稱,上述所錄成交單位E座中層3室,實用面積325呎。租客為外區客,主要鍾情屋苑屬屯門市中心地段,各樣配套都不俗,而且單位內籠企理,加上雙方租期可以配合,業主更有$1000的議價空間,租客遂便決定以$9500租入上址,以實用面積計算呎租$29.2。

袁氏續稱,如以同類型單位銀行估價約$428萬作計算,該單位的租金回報率達2.7厘。
