屯門時代廣場B座高層戶月租$9200 獲預繳一年租金

祥益地產區域董事袁思賢表示,屯門時代廣場屬於屯門地標之一,鄰近設置有鐵路站和巴士總站,交通四通八達外,亦有足夠的綠化地帶。日前分行促成一宗時代廣場的「即睇即租」成交個案,該單位之租金回報率達2.5厘。

袁氏稱,上述所錄成交單位B座高層4室,實用面積314呎。租客為內地學生,主要鍾情屋苑屬屯門市中心地段,配套完善,而且鄰近上學地點,加上單位內籠企理,遂便決定「即睇即租」。由於租客願意預繳一年租金,因此業主減租$300至月租$9200租出單位,以實用面積計算呎租 $29.3。

袁氏續稱,如以同類型單位銀行估價約$436萬作計算,該單位的租金回報率達2.5厘。
