屯門市廣場8座高層2房戶 簽兩年死約月租$1.03萬

祥益地產區域董事袁思賢表示,屯門市廣場屬於屯門地標之一,鄰近設置鐵路站和巴士總站,交通四通八達外,亦有足夠的綠化地帶,社區配套完善成為區內搶手盤的主因之一,可謂投資及自住兩相宜。日前分行促成一宗屯門市廣場「即睇即租」的租賃成交個案,該單位之租金回報率高達3厘。

袁氏稱,上述所錄成交單位為8座高層L室,實用面積322呎,兩房一廳,租客為區內客,鍾情該屋苑位於屯門市中心,各種配套應有盡有,而且熟悉該區,加上有意轉換居住環境,遂便決定「即睇即租」。由於租客願意簽下兩年死約期,業主隨即減租$500至月租$1.03萬,以實用面積計算呎租$32。

袁氏續稱,如以同類型單位銀行估價約$411萬作計算,該單位的租金回報高達3厘。
