屯門居屋兆畦苑B座低層1房戶月租$9000 回報率高達3.4厘

祥益地產高級分行經理黃文樂表示，日前促成一宗屯門居屋兆畦苑之租賃成交個案，是次租客為區內短租客，該單位租金回報率高達3.4厘。

黃氏稱，上述所錄成交單位為B座低層8室，實用面積383呎，一房一廳，日前獲區內客承租，據了解，租客早前已於同區置業，由於距離收樓尚有一段時間，故物色租盤暫住3個月。主要鍾情屋苑鄰近新居，方便搬遷及視察裝修進度，加上業主願意減租$1000，租客考慮到同區短租盤短缺，遂便即時決定以月租$9000承租單位，平均呎租為$23.5。

黃氏續稱，若以同類型單位現時的銀行估值價約$319萬(自由市場價)作計算，該單位租金回報率高達3.4厘。
