屯門居屋兆康苑H座低層2房戶$390萬沽帳面虧蝕約$63.8萬

祥益地產高級分行經理古文彬表示，日前屯門居屋兆康苑錄得一宗區外首置客「即睇即買」的成交個案，原業主於2018年以約$453.8萬(自由市場價)購入，是次轉手帳面虧蝕約$63.8萬。

古氏稱，上述所錄成交單位為H座低層8室，實用面積429呎，兩房兩廳，日前獲區外首置客垂青。買家鍾情單位附設雅裝連基本傢電，可即買即住，加上屋苑坐落於公共交通交匯處，四通八達，而且原業主增加議幅，累積減價$38萬，上述買家有感單位符合要求，遂便決定「即睇即買」，以$390萬(自由市場價)購入上址作自住之用，以實用面積計算平均呎價為$9091。
