屯門兆隆苑高層三房減價$12萬以自由市場價$400萬沽售

祥益地產高級分行經理黃文樂表示,日前屯門居屋兆隆苑錄得一宗區內投資客的買賣成交個案,成交單位為高層12室,實用面積544平方呎,三房一廳,減價$12萬,遂便決定以$400萬(自由市場價)購入上址作長線投資收租之用,以實用面積計算平均呎價為$7,353,稍低市場價成交。

原業主於2010年以約$139萬(自由市場價)購入單位,是次轉手帳面獲利約高達$261萬,單位升值逾倍易手。該單位若作投資收租,現時市值租金大約為1$.15萬,租金回報率高達3.5厘。
