屯門兆安苑A座中層減租$500以$1.15萬承租租金回報率3.2厘

祥益地產區域董事袁思賢表示,日前屯門居屋兆安苑錄得一宗區內客之租賃成交個案,所錄成交單位為A座中層7室,實用面積563平方呎,兩房兩廳,租客願意一次過預繳一年租金,業主有見及此決定減租$500,租客最終以月租$1.15萬承租單位,並預繳期內租金合共涉資$13.8萬,平均呎租為$20.4。

袁氏續稱,若以現時同類型單位的銀行估值約$437萬(自由市場價)作計算,該單位的租金回報率高達3.2厘。
