大圍名城一期3房套議價後以$3.6萬租出 可享約4.7厘租金回報

中原地產大圍站盛薈第一分行高級分行經理劉國龍表示,租出單位為大圍名城一期2座低層NC室,單位實用面積842平方呎,建築面積1,103平方呎,3房連套房及工人套房間隔,日前議價後以$3.6萬租出,實用面積平均呎租$42.8,創同類單位新高租金,較對上份租約約$3.1萬高出16%,單位上一份租約完結一星期後即獲新租客承租。

據了解,新租客為3名內地女學生,新學年將於本港升學,早前於網上搵樓物色單位,見租盤開始短缺,屋苑交通方便,附近有大型商場,經網上睇樓後,於簽租約前一天才前往睇樓,同時落實以先付一年租金方式租入單位自用。據了解,業主於2011年以$926萬購入單位,是次租出單位可享約4.7厘租金回報。
