啟德龍譽$1,038.8萬成交 持貨約5年帳面虧損$119.8萬

聯物業東九龍THE HENLEY分行首席高級營業經理蕭永鏗表示,成交單位為啟德龍譽2A座高層E室,實用面積525平方呎,2房間隔。單位最初於去年11月開價$1,100萬放盤,因業主打算移民,故願意擴大議價幅度,終減價$61.2萬,獲投資客以「意頭價」$1,038.8萬購入,實用面積平均呎價$19,787。

他補充,買家原本於港島區物色單位收租,轉至啟德睇樓後,得悉區內有大型商場即將開幕,加上於啟德乘坐鐵路前往主要商貿區及高鐵站等非常便捷,而且上述放盤價格吸引,以同類單位月租約$2.2萬至2.3萬計算,租金回報率約可達2.5厘,故最終扑鎚入市。原業主於2018年1月以$1,158.6萬購入上述單位,持貨約5年,帳面虧損$119.8萬,單位貶值超過1成。
