價格吸引 市場睇好一Q清

天水圍Wetland Seasons Park首張價單折實平均呎價11,388元,市場人士皆認為開價吸引。同時,區內多年未有新盤上市,區內積存的上車及換樓客購買力將釋放,加上項目日後呎租可望30元水平,回報率達3厘,料吸引不少投資客興趣,故今批單位開售時有機會一鋪清。

中原地產天水圍區域營業董事王樹明表示,區內二手私人屋苑嘉湖山莊、柏慧豪園及豪廷、慧景軒,近期平均呎價介乎10,460元至11,613元。上車樂園嘉湖山莊,樓齡22年至28年,兩房單位近期成交價約515萬元,目前屋苑入場價約480萬元;區內居屋如天頌苑,自由市場入場價大約470萬元。可見Wetland Seasons Park開價貼近二手價,實屬吸引,料可吸引新界以至港九客,包括居屋客,料首批單位可「一Q清」。

買賣方觀望 區內二手靜

王樹明表示,受到Wetland Seasons Park開售影響,區內業主議價空間窄,故不少買家寧等候新盤開價,再作決定,導致本月區內二手交投十分淡靜,至今僅錄得約30宗成交,當中嘉湖山莊僅錄15宗。

美聯物業住宅部行政總裁布少明表示,Wetland Seasons Park首張價單涉及142伙,超過八成售價低於600萬元,發展商以貼市價推出,具加價加推空間。天水圍區內多年未有新盤推出,料區內積存的上車及換樓客購買力將釋放。又預計項目落成後租金可達約30元水平,回報率達3厘,勢吸引用家及投資客入市。
